Timber Frame Facts
1. Timber frame construction requires approximately 20% fewer on-site labour days than masonry construction.
2. Modern methods of construction including timber frame should make it possible to build more with the same amount of on-site labour.
3. Timber frame homes are weather tight in almost half the time, leading to quality, efficiency and health and safety benefits. Quality is protected because weather cannot damage what has already been built; working conditions are improved because the workforce is protected from rain and excessive cold or sun.
4. Faster construction and reduced on-site work bring financial benefits. These financial benefits make open panel techniques more cost-effective overall than more established techniques.
5. Snagging costs are reduced because off-site construction elements are subject to the tighter quality control made possible in factory conditions.
6. The need for on-site inspection decreases as the amount of off-site work increases.
7. Timber frame systems are particularly suited to brown field sites with poor soil conditions and sites with restricted access.
8. Open panel timber frame construction delivers a financial boost of up to £35 per square meter over brick and block construction. Registered social landlords (RSLs) and other developers are able to draw down housing grants faster and reduce interest payments on capital to fund developments.
